Raised in downtown Kitchener, Zack credits his early interest in financial literacy and investing to his parents’ foresight in financial planning. Their influence laid the groundwork for his ambitious career in real estate and investment. After pursuing international business at Conestoga College, Zack deepened his expertise with a Bachelor of Commerce in Economics from the University of Guelph.

Since stepping into the real estate industry in 2016, he has leveraged his knowledge to identify value-add multifamily investment opportunities, culminating in a successful career shift to a full-time real estate investor.

Can you describe your experience working with real estate investors?

My experience extends across the spectrum, focusing on Waterloo region, Wellington County, and areas like Kitchener and Cambridge. I’ve supported a variety of investors—from those tackling their first duplex conversion to veterans familiar with sizable BRRRR projects and acquisitions.

Could you share some success stories of investment deals you facilitated recently?

Absolutely, one noteworthy example was a client who leveraged the BRRRR strategy with a duplex conversion, refinanced, and used the funds to acquire a triplex. It’s one of the many success stories I have for my clients. 

What areas do you believe are currently undervalued for investment? Why?

I see substantial value in Kitchener, Waterloo, and Woodstock right now. Waterloo’s superior quality of life and Kitchener’s investor-friendly aura, coupled with strategic highway access make them stand out. Additionally, Woodstock offers intriguing land prices and a solid rental market—all underpinning its investment appeal.

Can you discuss emerging trends in most major markets within the GTA’s real estate market that could impact investors?

Sure, one of the key trends I’ve spotted is the investment in local transportation systems—light rail, buses, trains— across the Kitchener-Waterloo-Cambridge area. These improvements, along with zoning changes and the potential for infill developments, are indicative of a promising future for investments in these markets.

How do you identify properties that are likely to appreciate in value?

Key factors include location, quality of tenant applications, potential rental income, vacancy rates, and property features such as parking, laundry, and storage amenities that attract higher rents and reduce vacancies.

Can you explain your approach to risk assessment with investment properties?

Risk assessment is personal and varies significantly from one investor to another. My method involves a candid discussion with the investor to understand their risk tolerance and investment goals, ensuring we align opportunities with their comfort level and expectations.

How do you communicate with your clients about new investment opportunities?

We regularly share a weekly investor hotlist, updates on financing opportunities, contacts, and market trends. This information, along with exclusive off and on-market deals, is accessible through our website.
